Buying a property or properties
Meeting you at the airport ( a car with English or Russian speaking consultant);
Car with driver, interpreter, viewing, visiting, inspecting and selecting your property of properties;
Negotiating the best price with the owner of the property;
Research on selected property or properties, including Court records title double-check and local Property Registry done by a lawyer recommended by us;
Conducting property inspection by independent authorized property inspector;
We will assist you in setting up a local bank account or provide the details required for transfer of money to the lawyers account;
The lawyer will draw- up a written contract for signing by both the buyer and seller or their authorized representatives;
All signatures are certified by a Court in Montenegro. The finalized and certified contract establishes the legal ownership;
The Inland revenue Office determines the value of the property and Property tax of 2% of the valuation is paid and confirmed by an official stamp on the contract;
The payment of the agreed price to complete the purchase;
The new title property will be registered with the Local Property Registry;
There are no restrictions regarding the purchase of residential property in Montenegro. However, investors wishing to purchase land for development must register a company in Montenegro. Lawyers can assist with forming a business account in a bank of your choice and subsequent company bookkeeping, accounting & tax administration.
